"Will apartment prices fall?", "Should we wait for a rate cut?": these are the questions I hear most. The honest answer: nobody knows. Even professional economists get housing market forecasts wrong.

What can you check?

Instead of guessing the market, check your own situation:

  • Stability – do you have a stable job and predictable income?
  • Equity – is there enough, including a safety cushion? How much equity you need
  • Payment – is the expected payment comfortable, even in a rate-rise scenario? How the bank calculates your mortgage
  • Horizon – do you plan to live in the apartment for at least a few years?

If the answers are positive, this is probably a reasonable time for you, regardless of the headlines.

Interest rates

Rates matter, but you can refinance a mortgage later if rates fall. The price of the apartment cannot be changed after you buy.

Renting versus buying

Waiting is not "free": there is rent. Renting vs. buying

Elia's tip: Do not buy an apartment out of pressure ("prices only go up"), and do not postpone out of fear ("it is bound to fall"). Buy when your numbers work.
